Problem: Property evidence lives in photos, invoices, and inboxes, and none of it is trustworthy enough for a repair, sale, or claim review.
Built: A workspace-scoped property record with source labels, human confirmation, tamper-evident artifacts, and packet-ready exports, running on the same Next.js, Supabase/PostGIS, and Cloudflare stack as this site.
Verifiable: Public site is live; account creation and the private workspace are gated behind sign-up.
Limits: Not a flood, permit, regulatory, insurance, or legal determination. Private records are never shown publicly.

Spatial review station

Municipal, utility, and infrastructure reviewers; owners doing due diligence

Problem: Parcel, permit, hazard, and utility data arrive with unknown freshness and no visible limits.
Built: A county-gated parcel search, inspection, and reporting surface with per-layer freshness, a fail-closed rollout registry, and restricted utility context that never renders as public proof.
Verifiable: Charlotte, Sarasota, and Lee are GA in the rollout registry; 64 Florida counties stay hidden until the proof chain promotes them. The station itself requires sign-in.
Limits: Utility contents are restricted. Public visitors see the gating rule and a fictional parcel walkthrough, not live records.
